KSM Realty – the developers who gave Brazil their first inland surfing destination and tropical beach, Praia da Grama – is now developing a world-first Wavegarden project in São Paulo in collaboration with BTG Pactual Asset Management, one of Latin America’s largest asset managers, named Beyond The Club.
With more than 100,000 m2 of constructible area, the Wavegarden Cove surfing lagoon will be the central feature, along with a sandy beach and vast array of innovative infrastructure for sports, recreation, social and cultural activities. The concept is unprecedented in the real estate market and the developers are aiming for a global roll out, starting with São Paulo in 2025, followed by Miami, Dubai and
other locations around the world.
“Following the success of our first Wavegarden development 45 mins from São Paulo, we decided to create a city-based project themed around surfing, sports, lifestyle, gastronomy and community. As the name suggests, it will be something above and beyond anything that currently exists anywhere in the world,” explained Oscar Segall, KSM Realty ́s CEO and partner.
Details of Beyond the Club were made public in Brazil in November, 2022. The plans revealed that the complex would install the world’s largest and most powerful surf park, a Wavegarden Cove with 62 modules, spanning 27,000 m2. This technology, which is operating successfully at 7 facilities’ worldwide, is capable of accommodating up to 90 surfers per hour, making up to 20 different types of waves that cater for all surfer profiles. News of Beyond The Club was well received by the surf-crazed Brazilians, with the first round of memberships selling out in a matter of days.
Construction for the São Paulo project is scheduled to begin in March 2023 and will be delivered in the first half of 2025. 70,000m2 of the overall site will be utilized for premium customer amenities, including tennis courts (standard and beach) indoor and outdoor swimming pools, a soccer field, squash courts, skateboard track, fitness center, spa and physical therapy, e-sport simulators (ski and F1), restaurant, stores, bars, wine cellar, co working areas, medical center, accommodation, 1000 seat theater, and even a pet club.
This new sports and leisure facility will be the first of a series of centers that will be delivered throughout the world.
“We are delighted to work with KSM Realty to create a business model that does not exist anywhere in the world. It will offer people living inland a beach with guaranteed waves and many other services in one single location,” said Fernando Odriozola, Wavegarden ́s CCO.
“The new club concept will permit residents of São Paulo to become members of this unique surfing destination. It will offer privacy and exclusivity to those who seek to find an oasis in the middle of the city,” explained Segall, “We are bringing a new concept of club to the city of São Paulo. It is the perfect opportunity to escape the frenetic hustle and bustle of everyday life. We are talking about a really unique project, which is different from the traditional options, and different from everything that currently exists.”
While the list of Oscar Segall’s ideas for customer amenities for future projects seems almost infinitely varied and interchangeable, one will remain constant. “We can mix and match our offering, but we will always have a Wavegarden Cove central to all developments – this is the item that truly drives consumer demand.”
Wavegarden ́s founder and CEO, Josema Odriozola, is pleased to see a project of this nature. “The entire company is proud of the evolution of our wave-making technology, which allows for the creation of paradisiacal surf beaches in the middle of big cities.
In parallel, we will continue to develop public surf parks. Many projects are presently in the pre-construction and construction phase, such as Garopaba, (South Brazil), Sydney (Australia), Coachella and Virginia Beach (USA) Tel Aviv (Israel) and Edinburgh (Scotland).”
